  • A rare combination of location and land?

The answer shouldn't be “all of the above.”

The answer should be what makes this particular property difficult to replace.

One of the biggest mistakes luxury sellers make is assuming their home's value is determined solely by comparable sales.

Comparable sales matter—but luxury properties frequently contain characteristics that make direct comparisons difficult.

A 5,000-square-foot home isn't automatically equivalent to another 5,000-square-foot home.

One may have an extraordinary lot, superior construction, a finished outdoor living environment and a premium location.

The other may simply be large.

That's where experience and market intelligence matter.
