📊 Welcome to the “Show Me Why It's Worth It” Market
Metro Detroit is moving into a more interesting—and more selective—phase of the housing market.
According to recent regional data, Metro Detroit home sales in July were down 1.6% from a year earlier, while the median sales price increased 4.8% to $348,625. Homes were also taking about 25 days to sell, compared with 21 days a year earlier.
Translation?
Buyers haven't disappeared.
They're just becoming a little more… shall we say…
“emotionally attached to their money.”
And honestly, who can blame them?
💰 The Buyer Has a New Best Friend: The Calculator
Mortgage rates recently crossed the 7% threshold, reaching approximately 7.03% for a 30-year fixed mortgage.
That changes the conversation.
A buyer isn't just asking:
“Do I like this house?”
They're asking:
“Do I like this house enough to make THAT monthly payment?”
And suddenly the beautiful quartz countertops aren't quite as persuasive.
Neither is the sign in the yard that says:
“Priced to Sell!”
Every house says that.
The buyer is thinking:
“Prove it.”
🏡 And Then There's Inventory…
Macomb County currently has approximately 4,058 active listings, up 11.75% from a year ago.
Median days on market are about 37 days, up 6.25% year over year.
That doesn't mean Macomb is suddenly overflowing with homes.
But it does mean buyers have more choices.
And when buyers have choices, sellers have to compete.
Oakland County is telling a similar story, with inventory also running materially higher than a year ago.
So here's the uncomfortable question for sellers:
“Why would a buyer choose YOUR house?”
Not:
“Why do you love your house?”
Not:
“Why do you think it's worth $650,000?”
Not:
“Why did your neighbor get $625,000 last spring?”
Why would today's buyer choose YOUR house over the alternatives available today?
That's the question that matters.
😂 The Zestimate Isn't Coming to Your Open House
We love technology.
We love data.
We love analytics.
But there's one thing an automated valuation can't fully understand:
Your buyer is standing in your kitchen.
They're looking at the 1990s oak cabinets.
They're looking at the carpet.
They're looking at the roof.
They're looking at the backyard.
And then they're pulling up three competing homes on their phone.
That's when the real valuation begins.
🎯 The Market Is Becoming “Two-Speed”
This is one of the most important things we're seeing.
There are homes that are:
Priced correctly + prepared properly + marketed aggressively
…and there are homes that are:
Priced optimistically + photographed quickly + waiting for a miracle.
Those two homes can be sitting in the same neighborhood.
And they can have dramatically different experiences.
Recent Metro Detroit analysis describes the market in a similar way: well-priced, move-in-ready homes in desirable locations are moving faster, while overpriced or less competitive properties are taking longer.
In other words:
The market isn't treating every house equally.
And that's actually good news.
Because it means strategy matters.
🔥 Here's Where It Gets Really Interesting
Nationally, more than 20% of sellers cut their asking price in September 2026, the highest September share since 2018.
Now, that doesn't mean one out of every five Metro Detroit homes needs a price reduction.
But it does demonstrate something sellers need to understand:
Overpricing isn't necessarily a strategy.
Sometimes it's just an expensive way to discover the market's opinion.
And the market usually sends its opinion in one of three ways:
Offers.
Showings.
Crickets.
The last one is our least favorite.

It means the old formula:
“Put it on MLS + put up a sign + wait”
isn't a marketing strategy.
It's a prayer.
And we prefer analytics.
Before we recommend a price, we want to understand:
- What has actually sold?
- What is currently competing with you?
- What is pending?
- How long are competing homes sitting?
- Which properties are receiving attention?
- Where are price reductions occurring?
- What does the buyer's monthly payment look like?
- How does your home's condition compare?
- And most importantly…
What makes YOUR property the obvious choice?
🏆 Buyers: There's Good News for You, Too
More inventory and longer marketing times on some properties can create opportunities to negotiate on price, repairs, closing costs or other terms—particularly when a property has been sitting on the market.
But don't make the mistake of thinking:
“Everything is negotiable.”
The best homes can still attract serious competition.
So the strategy for buyers isn't:
“Lowball everybody.”
It's:
“Know where you actually have leverage.”
That's a much better game plan.
🚨 The Biggest Mistake Either Side Can Make
Buyers shouldn't assume the market is crashing.
Sellers shouldn't assume it's 2021.
Both assumptions can get expensive.
Today's Metro Detroit market is more nuanced.
Prices remain relatively resilient.
Inventory has improved.
